Sandusky Master Plan

Located at the eastern edge of downtown Sandusky, the Battery Park waterfront redevelopment transforms a former marina site into a mixed-use district that extends the city’s urban fabric to the water while strengthening connections between downtown, the bayfront, and regional tourism destinations.

The master plan establishes a public-realm-first framework that organizes streets, open spaces, and waterfront access before vertical development; ensuring that early infrastructure and public-space investments create lasting civic value and support phasing flexibility. New public streets, promenades, and a one-acre waterfront park structure the district and connect directly into the existing downtown retail corridor, catalyzing reinvestment across the broader waterfront area.

The plan leverages Sandusky’s unique position across Sandusky Bay from Cedar Point and its direct future ferry connection to the park; redirecting visitor activity toward downtown and integrating tourism with local economic development. By introducing waterfront housing, retail, and marina-related uses within a walkable public framework, the project expands year-round activity and establishes a new waterfront neighborhood identity for the city.

The full build-out includes approximately 240 residential units (condominiums and apartments), 40,000 square feet of retail, structured parking, a new hotel, a private marina, and complete new public infrastructure. The project is advancing in phased implementation, with construction of the first phase of buildings and public-realm improvements beginning in 2026. Battery Park demonstrates our team’s ability to translate a waterfront vision into an implementable, phased district framework— aligning infrastructure, public space, tourism dynamics, and development strategy to extend downtown to the water and catalyze broader lakefront reinvestment.
