The lobby design seamlessly combines the ground floors of two separate buildings, creating a holistic, hospitality-driven experience for office tenants. A stone concierge desk anchors the 11 East 26th entrance, while each side of the lobbies features elegant bronze turnstiles and inviting soft seating options.

The second-floor amenity program is thoughtfully divided between high-end fitness and club/lounge spaces. The fitness amenities include an open area for strength training and stretching, with a cardio zone strategically positioned along the window line, overlooking the vibrant 27th Street corridor. A flexible group exercise room is designed to accommodate a variety of class typologies, and the locker rooms feature elevated finishes for a truly boutique fitness experience.

The club space on the 26th Street side of the second floor offers a sophisticated cocktail bar, a cozy fireplace, and a grab & go area for food deliveries. Our Whiskey Hall connects the two sides of the floor, providing an exclusive area for tenants to store their personal reserves of liquor and wine.

The rooftop pavilion will feature a conference and hosting center, complemented by multiple seating and entertaining areas on the terrace. The south parapet wall will also showcase new rosette windows, offering breathtaking views down into the iconic Madison Square Park.
